Source: recent Southwest Florida MLS data and Collier County public records, as of September 18, 2026. Community-wide medians — collection, floor plan, lot, view, pool and condition move individual values substantially. Closed sales are a rolling four-month window (May 21 – Sep 15); “builder-direct” means Taylor Morrison was the seller. $/sq ft is rounded simple division for orientation only.

The headline

Half of what’s for sale in Esplanade right now belongs to the builder.

11 of the 21 homes listed in the MLS are Taylor Morrison quick move-ins — the builder now lists most of its standing inventory alongside owner resales, and it is running its Semi-Annual Sale on that inventory through September 30. That changes how the community-wide numbers read. The builder’s 10 closings since May settled at a median of $633,490 and 99.7% of the advertised price — the discount is taken as a price reduction before contract, so the closing price and the list price match. The 12 owner resales settled at a median of $917,500 and 94.7% of the final asking price. Two markets, one gate.

Strip the builder out and the resale board is thin: 10 owner listings — 7 single-family homes from $1,150,000 to $2,599,000 (6 of the 7 with a private pool), 2 twin villas at $629,000 and $665,000, and a single coach home at $479,000. Against the 12 resale closings of the last four months that is roughly 3.3 months of resale supply — about 4.6 months for single-family, and for coach homes the builder’s own inventory is the market: 7 listed, 1 of them a resale.

This weekend: 9 public open houses — 7 on Saturday, 2 on Sunday, 4 of them the builder’s model and inventory homes opening 1:00–4:00 Saturday. The full schedule is below; none of them is ours.
Builder inventory · Taylor Morrison’s Semi-Annual Sale

13 quick move-ins, advertised reductions of $40,000 to $80,000

Taylor Morrison’s community pages list 7 single-family and 6 coach-home quick move-ins today; 11 of the 13 also appear in the MLS. The builder’s September terms: reduced quick-move-in prices of up to $90,000 on single-family and $60,000 on coach homes for Esplanade by the Islands contracts written as of September 1, 2026; the reduction is already in the advertised price, applies with any lender or cash, and the builder’s posted expiration is September 30, 2026. Terms are Taylor Morrison’s, verified on its website September 18, 2026, and can change without notice — the fine print, as I read it.

Builder inventory, prices, reductions and ready dates as published on taylormorrison.com, September 18, 2026; quick move-in prices include the lot premium and installed options, exclude closing costs, and are subject to prior sale. Shown by plan; the builder publishes addresses on its own site. This site is not affiliated with Taylor Morrison.

Two of the builder’s MLS listings are re-lists of homes it had listed earlier — a Vitale coach model and a Marino — each carrying about 300 cumulative days on the MLS clock; the Marino came back $8,150 below its earlier list price. On the resale side, one of the 10 owner listings is a return: a 4,456 sq ft Beacon that expired after 175 days earlier this year and came back with a fresh clock, asking $55,000 more than the earlier attempt. Cross-checked against expired and cancelled listings at the same address, 3 of the 21 homes for sale have been for sale before.

Five new listings — four of them single-family on Triesta Lane

Came on the market

5 listings · by floor plan
  • Vitale (coach home, 1,717 sq ft) — $466,155 · builder quick move-in
  • Lazio (single-family, 2,275 sq ft) — $1,150,000
  • Lazio (single-family, 2,440 sq ft, pool) — $1,325,000
  • Lazio (single-family, 2,362 sq ft, pool) — $1,450,000
  • Pallazio (single-family, 3,116 sq ft, pool) — $1,850,000
Four owner resales arrived between September 1 and 11, all on Triesta Lane, three with pools, priced from $1,150,000 to $1,850,000 — and they landed the same month the builder cut its quick move-in prices. Three are a Lazio, the retired plan that is the resale workhorse here; one is a Pallazio.

Went under contract

4 homes · by floor plan
  • Pallazio II (single-family) — asking $1,349,000, under contract Aug 24 after 97 days on this listing
  • Mazzano (twin villa) — asking $599,900, under contract Aug 27 after 0 days on this listing

  • Pallazio (single-family) — asking $1,699,000, under contract Sep 14 after 106 days on this listing
Two went quickly — a Mazzano villa on the day it re-entered the MLS and a Pallazio in eight days — and two Pallazio-family homes above $1.3M went under contract after roughly 100 days each. Contingent contracts can fall through; these are not closings.

Since the last snapshot · June 11

What happened to the June board

On June 11 there were 12 homes for sale in the MLS and 4 under contract. Fourteen weeks later: 5 of the 12 sold, 3 are under contract, 2 were cancelled (one is back on the market as a builder re-list, the other re-listed and went under contract within a day), and 2 are still for sale — one of them a coach home now past 400 days on the market. All 4 of the June pendings closed. The five June listings that sold closed at $473,650 to $2,275,000, at 88.9% to 97.7% of their June asking prices.

June 11 board from this site’s MLS export of that date; outcomes from the September 18, 2026 export. Homes still for sale or under contract are described in aggregate; closed sales are public record and appear in the table below.

This weekend’s public open houses

9 homes open — 7 on Saturday and 2 on Sunday. The builder opens 4 of its inventory homes and models on Saturday from 1:00 to 4:00 — two coach units on Giardino Drive, a Marino and a Cascata; the resale open houses run from a $665,000 villa with a pool to two 4,456 sq ft Beacon estates on Turin Drive. Common courtesy: if you visit an open house and already work with an agent you trust, let the hosting agent know.

The plan board

Esplanade’s resale market runs on retired plans. The Lazio — the plan the Lazio II replaced, built here through 2024 at 2,275–2,440 sq ft — has 3 homes for sale at $1,150,000–$1,450,000, one under contract and two closings since May at $1,160,000 and $1,325,000, while the builder’s current successor plans sit in the same rooms at very different numbers: two Lazio II quick move-ins at $917,513 and $985,491, and the brand-new Lavello from $684,999 before lot and options. The 4,456 sq ft Beacon estates on Turin Drive are their own market: 3 for sale at $2,450,000–$2,599,000, against three closings at $1,900,000, $2,075,000 and $2,275,000.

Beacon homes in this community appear in the MLS at 4,435–4,456 sq ft. One 1,624 sq ft coach unit under contract is not matched to a catalogued plan.

Every builder listing sits under $1.05M; every resale single-family home sits above $1.1M. A buyer shopping between $700,000 and $1,050,000 for a detached home in Esplanade today is shopping the builder, not the resale market. 7 of the 10 resales have a private pool; none of the builder’s 11 do.

Resale supply meter: about 3.3 months

10 owner listings ÷ resale closing pace (12 closings over 4.0 months)
≈3.3 mo 0468+
Counting the builder’s listings and closings too, community-wide supply is about 3.8 months. Single-family resale alone is about 4.6 months; coach homes about 2.8 — the builder is selling coach inventory faster than owners are listing it. Under six months reads as balanced-to-tight by the usual rule of thumb.
Under contract: 10 homes, $9,003,408 of asking prices — 4 single-family (from $1,150,000 to $1,699,000), 2 twin villas, 4 coach homes (3 of them the builder’s). Three of the ten are contingent.
The honest number

Days on market, three ways

The 10 resale listings advertise a median of 64 days on the market. That is flattering for one reason: four of the seven single-family resales came on in the last three weeks, so single-family resale advertises a median of just 14 days. The two villas have been listed a median of 128 days; the one resale coach home 426.

Cross-checked against this year’s expired and cancelled listings at the same address, 3 of the 21 homes for sale have been for sale before — two builder re-lists whose MLS clocks carried over (about 300 days each), and one resale estate that expired after 175 days and came back with a fresh clock and a higher price. Counting every attempt, the 10 resale listings have really been for sale a median of about 78 days.

On the closed side, the 12 resales took a median of 70 days to go under contract and settled at 94.7% of the final ask; the builder’s 10 sales took 58 days and settled at 99.7%. A note on the MLS’s “cumulative” clock: in this MLS it keeps running while a home is under contract and adds any prior listing, so it is not comparable with the advertised figure on pending or closed homes — this report uses it only where a re-list is confirmed.

Price against closed sales — by collection and plan — never against asking prices, and never against any single version of days on market. The 22 comps above are the evidence; the plan board is the shortcut.
Five years of context

Esplanade sales by year, by collection

242 closings have been recorded in the MLS since the community opened in 2021 (builder MLS-listed closings and owner resales; builder-direct sales that never touched the MLS are not included). Over the last twelve months: 88 closings — single-family median $1,375,484 (34), twin villas $615,000 (13), coach homes $555,900 (41). The community record is $2,775,000, a 4,456 sq ft Turin Drive estate closed March 27, 2026.
