The big six

Six rules every owner should know

1. The $5,000 Working Fund Contribution

Source: Declaration §9.9

"Each subsequent Owner of a Lot ... shall pay to the Association a Working Fund Contribution at the time legal title is conveyed to such Owner ..."

By default the buyer pays at conveyance. Institutional Mortgagees acquiring through foreclosure / deed-in-lieu are exempt. The Board may change the dollar amount in its sole discretion. In Florida resale contracts the parties typically negotiate this allocation explicitly.

The funds offset operating expenses; they are not advance assessments and are not held in reserve.

2. Architectural Review

Before exterior modifications, a submission to the Reviewer (architectural review process) is required. Per the Declaration, a major plan submission carries a $5,000 review fee.

This applies to additions, pool builds, color changes, fence installations, exterior structures, and similar visible changes.

3. Lease & Tenant Approval

Leases must be approved by the Association. Tenants are required to contact the Community Association Manager to receive amenity access, and the lease agreement is a refundable transfer fee arrangement under the Member Handbook.

4. Community Standards (2025)

The Community Standards govern landscaping, exterior color palettes, holiday decoration timing, parking (no overnight street parking, no commercial vehicles), signage, and trash placement.

The standards are enforced by the Association and may evolve year over year — always confirm the version you are reading is current.

5. Use Restrictions (Exhibit C)

Exhibit C of the Declaration covers residential-only use, pet restrictions, garage door rules, satellite dish placement, and other day-to-day expectations.

Combined with Article III (Use & Conduct), these are the two most-cited rule sections.

6. Annual F&B Minimum

$800 per home per year. Spend at the Bahama Bar and Toasted Café both count toward the minimum. If you don't hit it, the difference is billed at year-end.

The state law behind it all

Florida HOAs operate under Florida Statute Chapter 720 (Homeowners' Associations). When a recorded community document is silent or ambiguous, this is the framework the courts apply.
