Who we are

What information we collect
We collect only the information you choose to submit through forms on this site:
- Contact information — your name, email, and phone number when you request a buyer's guide, schedule a tour, or use the contact form.
- Inquiry details — the topic you select (pricing, tour, resale, HOA questions, etc.) and any free-text message you provide.
- Technical data — your IP address, browser type, and pages visited. This is collected automatically by the web server and any analytics tools we use (currently none; we will update this policy if Google Analytics 4 or similar is added).
We do not collect Social Security numbers, financial account information, or any sensitive personal information through this site.
How we use it
Information you submit is used solely to respond to your inquiry — i.e., to send you the requested buyer's guide, schedule a tour, answer your questions, or follow up on your interest in Esplanade by the Islands. We may keep your information on file for ongoing communication if you remain an active prospect or client.
Who we share it with
We do not sell or rent your information to anyone. We use the following service providers to operate the site:
- Formspree — receives and forwards form submissions to our email. Formspree privacy policy.
- ListingSpy / SWFL MLS — provides the embedded listing search; if you click a listing, your interaction may be logged by them. Nicholas Nolan LLC is the IDX broker subscription holder.
- Cloudways / DigitalOcean — hosts the website. Server logs (IP, timestamps) are retained per their standard policy.
If you become a customer and we act as a transaction broker in a real estate transaction, your information is shared with the parties typical to that transaction (cooperating brokers, title companies, lenders, the seller's representatives) only as required to complete the transaction.
How long we keep it
Inquiry information is retained for up to 36 months unless you ask us to delete it sooner, or until the lead is closed (uninterested / unreachable / converted to client). Florida real estate regulations require certain transaction records to be kept for 5 years after the transaction.
Your rights
You can ask us at any time to:
- See what information we have about you
- Correct anything that's wrong
- Delete your information from our active database
- Stop contacting you

Cookies
This site uses session storage (a browser feature similar to cookies) to remember whether the lead-capture modal has already been shown to you in the current visit. No cross-site tracking cookies are set by this site directly. Embedded third-party services (such as the IDX listing search) may set their own cookies subject to their own privacy policies.
Children
This site is not directed at children under 13 and we do not knowingly collect information from minors.
Changes
If this policy is updated, the "Last updated" date at the top will change. Material changes will be summarized at the top of the page for 30 days.
