The Esplanade market, by the numbers

Not estimates. Not Zestimates. Every MLS sale inside Esplanade by the Islands since the community opened — split into the three markets that actually exist here: single-family, twin villas, and coach homes.

Esplanade sales by year, by collection

Everything in this section is inside the gates of Esplanade by the Islands only — no other communities mixed in. And Esplanade isn't one market — it's three. Blending them hides the real story: single-family values have climbed steadily, twin villas have traded flat since 2022, and coach homes are only now building a resale track record.

Single-Family Homes

The growth story: the median sale has risen from $750,644 (2021) to $1,178,211 (2025), with price per square foot up from $256 to the mid-$420s and holding in 2026.

Twin Villas

The value entry point: after the 2022 jump, villa prices have moved sideways — medians between the mid-$550s and $625K for four years. For buyers, that's predictability; for sellers, pricing correctly matters.

Coach Homes

The newest resale market: only seven MLS resales so far — most coach homes sold builder-direct and never hit MLS. Early signal: 2026 resales have closed at a median $636,990. Small sample; treat with care.

*2026 through June 11. How homes were classified: coach homes by condo unit numbers in the MLS address; twin villas as the detached villa-collection plans (≤1,950 sq ft — Mazzano/Ceretti footprints); all larger detached homes as single-family. 3 of 255 records lacked the data to classify and are excluded. MLS data misses builder-direct closings, so counts understate total volume — read these as price gauges, with recent resales the most reliable signal. DOM = days on market.

What the split reveals: the community-wide "median price" looks flat only because more villas and coach homes are closing now than in 2021–22. Inside the single-family collection, values have kept climbing. This is why a real valuation starts with your collection, your plan, your lot — not the community headline. 12 active resale listings

≈1.6 months of inventory

About 92 sales closed in the last 12 months (~7.7/month) against roughly a dozen actives. Low inventory by national standards — but buyers have far more leverage than in 2022.

97% sale-to-list · 82 days

The last-12-month medians: homes close at about 97 cents on the asking dollar after a median 82 days on market. Pricing right at listing matters more than it has in years.

The Esplanade angle: since 2022 the overall Naples resale single-family median has moved sideways (roughly $700–850K month to month), while Esplanade's single-family median climbed from the high-$800s to about $1.18M. Newer amenities, newer housing stock, and larger plans closing all play a part — but the divergence is real, and it's the core of the case for buying here. Ask me to walk you through it: (239) 877-4646.
