Esplanade by the Islands vs. Fiddler’s Creek

Two south Naples 34114 communities with very different financial structures. The fees aren’t just different in amount — they’re structured in completely different ways. Here’s the honest comparison, with verified 2026 numbers.

The key insight most buyers miss: Fiddler’s Creek has a two-layer fee structure. Layer one is the mandatory Foundation membership (everyone pays). Layer two is the OPTIONAL Members Club at Marco for golf and beach access — with separate initiation fees of $25,000 or $125,000 plus annual dues. Esplanade by the Islands rolls everything into a single HOA. Apples-to-apples comparison only works once you know that.

Both communities sit in the same zip code (34114) just minutes apart in south Naples, close to Marco Island. Geography is similar. The community design philosophies and how you pay for amenities are very different.

Plus the closing-cost reality

This is where Fiddler’s gets meaningfully more expensive at closing for a resale buyer. The Foundation collects a refundable Capital Acquisition Assessment plus a non-refundable Capital Reserve at every conveyance.

Fiddler’s Creek closing fees apply to conveyances executed on or after February 1, 2025. Conveyances executed before that date were $18,000 + $2,000. Confirm the current amounts via the Foundation before signing a contract.

The Members Club at Marco — Fiddler’s Creek’s optional layer

Here’s the part that confuses most buyers: golf and beach access at Fiddler’s Creek are not bundled into the mandatory Foundation membership. Those come through a separate private club — The Members Club at Marco — that operates Hammock Bay golf, The Rookery golf, and access to the JW Marriott Marco Island Beach Resort.

You can own a Fiddler’s Creek home without joining The Members Club. Many residents do. But for the buyer who wants the full country-club experience, the Members Club is where the golf course and the private beach come from — and the price is non-trivial.

The takeaway: if you don’t care about golf-inside-a-private-club or the JW Marriott private beach, the two communities cost about the same to live in — just with different things bundled (cable TV is in for Fiddler’s; F&B minimum is in for Esplanade). If you DO want the full country-club lifestyle with private beach and championship golf, Fiddler’s + Members Club at Marco runs roughly 3–4× the annual carrying cost of Esplanade by the Islands.

Fiddler’s Creek is for you if…

  • You want an established, mature, settled feel
  • The private 10.1-acre Members Cove at the JW Marriott matters
  • You play golf seriously and want private-club access (Hammock Bay + Rookery)
  • You’re comfortable with the $30K Capital Acquisition + $5K Reserve at closing

The honest framing: these communities can look similar from the outside — both are gated, resort-style, south Naples, near Marco. The actual financial commitment is meaningfully different once you account for the Members Club layer. If you came to this page trying to pick between them, the right question isn’t “which costs more” — it’s “do you want country-club private beach + golf, or do you want resort-lifestyle simplicity?”
