Esplanade by the Islands vs. Esplanade Golf & Country Club

Two completely different Naples communities with confusingly similar names. This page clears it up — with verified 2026 numbers from both.

The headline: if someone says "Esplanade in Naples," they could mean either of two completely separate communities. Different developers, different locations, different fee structures, different lifestyles. Knowing which one a listing is in matters before you spend an hour looking at the wrong community.

The Esplanade name appears on several Taylor Morrison resort-lifestyle communities across Florida, plus on an unrelated, older country-club community in north Naples. The two Naples-area “Esplanade” communities are not affiliated, not connected, and not comparable apples-to-apples on price.

How EGCC’s fee structure actually works

Esplanade Golf & CC divides its operating costs into three buckets per its Declaration:

Coach and Condo owners at EGCC also pay assessments to their neighborhood HOA on top of the club assessments.

The bottom line on fees

For a single-family home, owning at Esplanade Golf & CC costs roughly 2–3× more per year in HOA fees than at Esplanade by the Islands. That gap is the price of an 18-hole championship golf course, an established country club, and a different tier of amenities. Neither is “wrong” — they’re for different buyers with different lifestyles.

Don’t forget the CDD — it differs too

Both communities sit inside a Community Development District, billed separately from HOA dues as a non-ad-valorem line on your Collier County tax bill. It funds community infrastructure and is on top of everything above — and the two districts carry very different price tags.

The complete picture (HOA + CDD). Esplanade Golf & CC costs more on both lines. Stack HOA and CDD together and a single-family owner there pays about $15,100–$17,100/year as a non-golf member — roughly $19,700–$21,700 with golf — versus about $7,600–$8,700/year at Esplanade by the Islands. Both communities also have dining minimums and one-time capital/working-fund contributions on top, so ask me for the true all-in on a specific home.

  • Pay-to-play access is limited — this is a private club, not a daily-fee public course

You pay for golf as a fixed annual whether you play once or 100 rounds.
