What a new Esplanade home really costs

The model is fully loaded and the base price is just the starting line. Here are two real 2026 Esplanade by the Islands purchases — broken down layer by layer — so you can see where the money actually goes, and why I price a resale next to every new build.

Why this page exists

Base price is the number the sign shows. It’s rarely the number you pay.

A new build at Esplanade by the Islands is really four numbers stacked on top of each other: the base price, the lot premium, your design-center options, and then the things you add after — the pool, screens, finished outdoor kitchen, window treatments, and landscaping. Most cost pages stop at the first one.

Below are two real 2026 purchase agreements from this community, anonymized to protect the buyers. Same builder, two different models, two very different totals — and a couple of lessons the sales office won’t volunteer. Want the current version for the model you’re considering? The honest headline: in these two deals, design-center options ran $166,142 and $191,264 — about a quarter of the base price — and that still didn’t include everything. One buyer then added a builder pool & spa for roughly $107,000 more.

Builders discount — a lot

One of these buyers received a $100,000 price discount; the other a $75,000 design-option creditplus separate financing incentives of $10K–$20K used toward rate buydowns or closing costs. New-construction pricing is more negotiable than the sales office lets on, especially later in a community’s build-out or on standing inventory. Having your own agent in that conversation is the whole point.

The lot premium is real money

$135,000 and $150,000 here — on top of the base. Premiums track water and preserve views, southern exposure (pool sun), and lot width. The right question isn’t “is it worth it to me,” it’s “will it hold at resale.” I’ll show you what comparable premium lots have actually resold for.

The part the sticker hides

…and that number still isn’t the finished home

Look closely at the option sheets and you’ll see it: the base contract often buys a pool-ready house, not a finished one. In these quotes the standard outdoor lines were a $3,165 pool/spa pre-wire and a $3,175 outdoor-kitchen rough-in — stubs, not the pool or the kitchen. The real thing comes after.

This is exactly why I run the resale numbers too. A lightly-lived-in Esplanade resale often already has the pool, the screen cage, the finished outdoor kitchen, window treatments, and mature landscaping — the same $100K–$200K of “after” that a base new build still has ahead of it, plus a year of waiting. Sometimes new construction still wins — a fresh warranty, exactly your finishes, current incentives. Sometimes the resale is the smarter buy. I price both, side by side, before you commit to either.
