Why single-family fees vary by lot width
Operating and reserve assessments are flat across all single-family homes. What changes is the landscape benefit fee — a per-lot allocation that scales with lot width because wider lots involve more landscape maintenance, irrigation, and exterior service.
So when comparing two single-family homes at Esplanade, the lot category matters as much as the floor plan for total carrying cost.
What the HOA fee covers
Your assessment funds the entire master-planned resort lifestyle: common-area maintenance, landscaping, gated-entry operations, roadways, streetlights, amenity operations (resort pool, Wellness Venue, courts, dining), architectural review, property management, and lifestyle programming.
