Naples new construction communities: the 2026–2027 buyer’s guide

Naples is in the middle of a new-construction wave, and the choices can blur together fast — different builders, wildly different price points, golf vs. no-golf, coastal vs. inland. This guide cuts through it: the communities worth knowing for 2026–2027, what they actually offer, and the one step that keeps independent, builder-paid representation available to you at no cost on eligible new construction (compensation is negotiable and not set by law).

The move that costs nothing: on new construction the builder pays your buyer’s-agent commission, and the on-site sales team works for the builder — not you. Register your own agent on your first visit and you keep independent representation for free. Walk in alone and you may forfeit it.

Communities to know for 2026–2027

Four stand out right now — spanning the whole range from attached homes in the $400,000s to estate homes north of $2M.

1. Esplanade by the Islands — Taylor Morrison

Where: 15150 Tolmino Street, southeast Naples (near Marco Island & the coast). Homes: single-family, coach homes, twin villas. From: coach homes in the mid-$400,000s; single-family higher (Esplanade single-family has been trading around a $1M median). Status: selling and building now.

This is the resort-lifestyle benchmark: a 15,000-sq-ft Wellness & Venue facility (named 2025 Best Clubhouse by the Collier Building Industry Association), a resort pool with the Bahama Bar, full-service spa, and racquet sports. If you want an established, coastal-adjacent community you can move into this season, this is the one. Best for: buyers who want coastal proximity, an established resort community, and a home now — without on-site golf.

2. Esplanade at Rivergrass — Taylor Morrison (golf)

Where: off Oil Well Road, East Naples (inland). Homes: single-family + a new condominium collection. From: condos anticipated from the low $400,000s. Status: pre-construction, anticipated to open early 2027; floor-plan preview released June 2026.

The big differentiator: Rivergrass is being built as a true 18-hole golf community from day one, with the familiar Esplanade resort amenities (wellness/spa, resort pool + Bahama Bar, racquet sports). Best for: golf-focused buyers, the lowest-cost entry to the Esplanade brand, and buyers OK with a 2027 timeline.

3. Caymas — Stock Luxury Homes + Pulte

Where: off Collier Boulevard near I-75, central Naples (about 780 acres). Homes: single-family and estate homes from Pulte, Stock Luxury, and custom divisions. From: the $800,000s, up to $2M+ for larger custom estates. Status: selling; a 30,000-sq-ft social clubhouse is slated to open Fall 2026, and the Sports Park (8 pickleball courts, 6 tennis courts, dog parks, pro shop) is already open.

Caymas is the move-up / luxury play — a bigger-home, waterfront-style community with two strong builders and a deep amenity build-out. Central location means quick access to beaches, shopping, and I-75. (Often misspelled “Caymus” — the community is Caymas.)

Best for: buyers stepping up to a larger single-family or estate home who want a central Naples address and resort amenities.

4. Seven Shores — Toll Brothers

Where: lakeside, off Collier Boulevard (Hacienda Lakes area). Homes: 409 residences across four collections — villas and single-family, 18 floor plans from ~1,528 to ~4,258 sq ft. From: the mid-$500,000s, with collections like the Landing running roughly $843K–$1.3M. Status: selling.

Seven Shores hits the sweet spot between Esplanade’s attached product and Caymas’s luxury estates: a gated, lakeside, amenity-driven community with Toll Brothers’ design flexibility and a range of sizes. Good fit if you want a brand-new home in the $500Ks–$1M+ band with villa or single-family options.

Best for: buyers who want range and flexibility — villa to larger single-family — in a newer lakeside community.

How to choose (the questions that actually matter)

1. Location & lifestyle. Coastal-adjacent (Esplanade by the Islands) vs. central/luxury (Caymas) vs. inland golf (Rivergrass) vs. lakeside range (Seven Shores). Drive the commutes you’ll actually make.

2. Total cost to own, not list price. HOA, CDD, insurance, and lifestyle minimums vary a lot between communities. Run the math before you fall in love — use the cost-of-ownership calculator and the affordability calculator.

3. Timing. Want to move this season? Look at quick-move-in inventory (Esplanade, Caymas, Seven Shores). Happy to wait for the newest? Rivergrass opens in 2027.
