1. Bundled golf. A full golf membership is included with the home — no large initiation fee, no waiting list — and it transfers automatically when you sell. You pay it through the community’s dues whether or not you golf. Best value if you’ll actually play.
2. Equity / private membership. You buy the home and separately join the club, often with a substantial initiation or equity buy-in (commonly six figures) plus annual dues. More exclusive, more expensive, and the membership is its own asset.
3. Golf-optional / access programs. Some resort communities have no on-site course but offer discounted access elsewhere — e.g., Esplanade by the Islands includes a Troon Access discount program. Great if you want resort living without paying for golf you won’t use.
