Esplanade & Greater Naples: the 2026 market, in actual numbers

If you only read headlines, the Naples market sounds confusing — "prices flat," "buyer's market," "inventory crisis," sometimes all in the same week. The data tells a cleaner story. Here's what's actually happening as of mid-June 2026, in Greater Naples and inside the gates at Esplanade by the Islands.
The single most important chart in Naples right now is months supply of inventory for resale single-family homes. It peaked at 10.9 months in March 2025 — the deepest buyer's market this area had seen since the late 2010s. As of May 2026 it's down to 6.3 months. That's not drift; that's the fastest twelve-month tightening in the dataset outside the COVID years.
Both sides of the equation are moving. Demand is back: 2026 closings are running about 17% ahead of 2025 year-to-date, and March 2026 was the strongest sales month since the 2022 frenzy. Supply is thinning: new listings ran below prior-year levels from January through April. Fewer homes coming on, more homes going under contract — months supply falls fast.
Prices have started responding. The Naples resale single-family median was $757,500 in May 2026, up 4.1% year-over-year, after spending most of 2025 grinding sideways-to-lower. Days on market peaked at 82 last October and is back to 57. Homes still close at about 95% of asking — negotiation is alive — but the trend in every metric points the same direction.
Naples condos are following the same script, a few months later. Active condo inventory is down 21% year-over-year (2,698 vs. 3,435), months supply has dropped from 11.8 to 7.7, and closings are up 19%. But pricing hasn't caught up: the condo median is $450,000, up just 1.8%, condos sit a median 68 days, and they close at 94.6% of ask — a deeper discount than single-family.
Why does this matter at Esplanade? Because the community's coach homes are low-rise condos in MLS terms. A coach-home buyer today is shopping in the segment where leverage still clearly favors them — while the leading indicators (pending sales up 10%) say that window is narrowing too.
Esplanade by the Islands isn't one market. Five years of MLS records — 228 closed sales, $208 million in volume — split into three distinct collections:
Single-family homes are the growth story. The median sale rose from roughly $751,000 in 2021 to $1.18 million in 2025, with price per square foot climbing from $256 to the mid-$420s — and holding there in 2026. While the broader Naples single-family median moved sideways from 2022 to 2025, Esplanade's kept climbing. The community record was set this March: $2.775 million on Turin Drive.
Twin villas are the value story. After the 2022 jump, villa medians have traded in a band between the mid-$550s and $625,000 for four straight years — 2026 sales have a median of $615,000 at $321 per square foot. Predictable, liquid, and the most affordable detached product inside the gates.
Coach homes are the new story. Only seven coach-home resales have ever closed through MLS — most sold builder-direct and never hit the open market. The 2026 resales have a median of about $637,000. With the builder still offering four coach plans from $477,990, every coach resale gets priced against new construction next door — a dynamic that demands careful pricing on both sides.

Buying at Esplanade: single-family buyers have lost most of the 2025 discount window — but with homes still closing below ask and 6+ months of Naples-wide supply, prepared buyers with a clear target and fast financing still do well. Coach-home and villa buyers hold more leverage; use it now, not next season.
Selling at Esplanade: the single-family appreciation story is your friend, but pricing discipline decides everything — Naples sellers who chased the market in 2025 sat for 80+ days and cut. And it takes more buyer traffic to make a deal than it used to (11–12 showings per contract market-wide), so condition and presentation are no longer optional.
Weighing new construction vs. resale: the builder's current lineup starts at $599,999 for single-family and $477,990 for coach homes — before lot premium and options. Resales often include the pool, screens, and upgrades a new build adds later at real cost. This comparison is exactly what I run for clients, with current numbers on both sides.
