Taylor Morrison just released a floor-plan preview for Esplanade at Rivergrass — including a new condominium collection — and the questions are already coming in. The most important one first: this is not Esplanade by the Islands. It’s a different community, in a different part of Naples, with a different product and a different timeline. Here’s what the preview actually tells us, and how Rivergrass stacks up against the community this site is built around.
The headline: “Esplanade” is a Taylor Morrison brand, not a single place. There are several Esplanade communities around Naples. Rivergrass is the newest — an East Naples golf community with condos from the low $400,000s, anticipated to open in early 2027.
Esplanade at Rivergrass is a new Taylor Morrison resort-and-golf community taking shape off Oil Well Road in East Naples — well inland from the coastal southeast-Naples corridor. Per the builder’s published plans, it’s a sizable project: roughly 977 residences at full build-out, spanning single-family homes and condominiums, wrapped around an 18-hole championship golf course.
That golf course is the headline difference from most other Esplanade communities in this market. Rivergrass is being designed as a true golf community from day one — not a resort community that offers a golf discount program. If golf is central to how you want to live, that distinction matters.
The resort side carries the familiar Esplanade DNA: a wellness center with spa services, a culinary center, a large resort-style pool with a poolside Bahama Bar, a state-of-the-art fitness center, and tennis, pickleball, and bocce. If you’ve toured Esplanade by the Islands, the amenity vocabulary will feel familiar — it’s the same playbook, set on a golf course further east.
The condominium collection is the news in this preview. Taylor Morrison is showing open-concept floor plans with designer finishes and flexible living spaces, anticipated to start from the low $400,000s. For the Esplanade brand, that’s a notably accessible entry point — lower than the attached Coach Homes at Esplanade by the Islands, which start in the mid-$400,000s, and well below single-family pricing in the established communities.
A few honest caveats, because this is a preview, not a finished product:

This is the comparison that prevents the most confusion. Same brand, very different decisions.

It’s worth naming the throughline, because it’s real. Both are Taylor Morrison’s “Designed by Esplanade” resort concept: a wellness-and-spa centerpiece, a resort pool anchored by a Bahama Bar, an active racquet-sports scene, and a full-time lifestyle program built around clubs, events, and dining. If you love the feel of Esplanade by the Islands but want golf — or a lower entry price — Rivergrass is the same brand experience reorganized around those priorities.
What they don’t share is geography and timing. By the Islands puts you minutes from the southeast-Naples coast, Marco Island, and the boating/beach lifestyle, in a community you can buy into and move to now. Rivergrass trades that coastal proximity for on-site golf and a 2027 horizon, further inland toward the eastern growth corridor.
Rivergrass may fit you if: golf is a priority, you want the lowest-cost entry into the Esplanade brand, you’re comfortable buying pre-construction and waiting into 2027, and an East Naples location works for your routine. Pre-construction also lets you get in early on plan and homesite selection.
Esplanade by the Islands may fit you better if: you want a coastal-adjacent address, you’d rather see and walk a finished community with amenities already open, you want to be in this season rather than next year, or you prefer single-family, coach-home, or twin-villa living over a condominium.
Neither is “better.” They’re built for different buyers — and knowing which one you actually are saves a lot of wasted touring.
No. Different locations, different products, different timelines. Rivergrass is a new golf community off Oil Well Road in East Naples (opening early 2027); by the Islands is an established, non-golf resort community at 15150 Tolmino Street in southeast Naples, selling now. (For the record, there are other Esplanades in the region too — including Esplanade Golf & Country Club and the sold-out Esplanade at Hacienda Lakes.)
Off Oil Well Road in East Naples — inland from the coastal corridor.
Anticipated from the low $400,000s, with the community opening in early 2027. The floor-plan preview is out now (June 2026) and an interest list is forming. All figures are builder estimates, subject to change.
Yes — an 18-hole championship course is planned on-site. That’s the biggest single difference from Esplanade by the Islands.
This site focuses on Esplanade by the Islands, but the Esplanade name now covers several very different Naples communities — and it’s easy to compare the wrong things. If you’re weighing Rivergrass against by the Islands (or any Naples new-construction option) and want a straight, no-pressure read on how they actually differ, I’m glad to be a sounding board.
