Why you need a buyer's agent at the model home

The on-site builder rep is a great resource — but the model-home rep is paid by Taylor Morrison. I'm not — I'm an independent agent working as a transaction broker. On eligible new construction the builder pays the cooperating broker fee at closing either way (builder policy as of 2026), so there's no reason not to bring your own agent from the first walkthrough. Compensation is negotiable and not set by law.

What the builder rep does

Shows you models. Walks you through the standard features sheet. Pre-qualifies you for builder financing. Negotiates on behalf of Taylor Morrison.

What I do that they don't

Tell you which options have resale value and which don't. Compare lot premiums against comparable resales. Review the purchase contract before you sign. Walk every milestone inspection — pre-drywall, mechanical, final.

What it costs you

$0 in most cases. On eligible new-construction purchases, Taylor Morrison typically pays the cooperating broker fee at closing out of a budget it already sets — but only when your agent is properly registered at your first visit to the model home (builder policy as of 2026; verify current terms with the builder). Broker compensation is negotiable and not set by law. The home price doesn't change whether you bring me or not.

Seasonal / part-year use

Esplanade is built for lock-and-leave ownership: gated entry, professionally maintained landscaping, exterior coverage on Coach Homes and Twin Villas, and an HOA that handles much of the trip-prep checklist.

Full-time primary residence

The Working Fund Contribution

$5,000 at every resale, paid at conveyance per the Declaration. Per Section 9.9, this is the buyer's obligation by default — though it's negotiable in the resale contract. The funds offset operating expenses and any deficit between assessment income and yearly operating costs. They are not advance assessments and are not held in reserve.

2026 HOA Assessments

Single-family operating assessment is $3,500/year ($875/qtr), plus a $250 reserve assessment and a landscape benefit fee that varies by lot width ($1,355–$1,905/yr). Twin Villas and Coach Homes are bundled differently.

Community Development District (CDD)
